Current Projects

2024 is all about switching up a gear.  With three refurbishment projects under our belt, in 2024 we set our strategy to HMOs.  We aim to introduce at least two, but preferably three or four high-end shared houses for working professionals. This progress is in line with our values: we will continue to inject love into tired, unloved or neglected properties, and provide great places for people to live in.

We hit the ground running, and in the first week we viewed 6 properties, of which, we had our offer accepted on a house with 5 letting rooms.  Plans and progress to follow!

Recent Projects

2023 was all about a renovation project.  We set out to do a flip to increase our investment pot, to learn along the way and to connect with trades.  We purchased a property post auction in Plympton, a much sought after area with good schools, minutes from either the A38 or Dartmoor.  The property, as we later found out, was the worst one for years on the radar of Plymouth City Council’s Empty Homes Team.  We had our work cut out with a severely overgrown garden over 5 stories and a house that had no gutters for 16 years, no central heating and the original 1930s wire wrapped ‘fuse board’.  7 months of back-to-brick hard work transformed the property into a modern home.  Practically nothing was left untouched, and it is now going to be a home to a young family.  We truly achieved our mission with this house: we injected a huge amount of TLC into this long unloved property and provided a lovely, comfy home for people to enjoy for many years to come.

​In 2021/22 we also fully renovated a 3-bed house that hasn't been touched in 10 years, some areas not renovated for 20+ years.  It now has a modern bathroom and kitchen, new windows, insulation on the walls to prevent condensation and surface mould, and a simple, clean decoration throughout.  Rooms have been rented out periodically to lodgers and as serviced accommodation via AirBnB.

In 2019/20 we renovated a 2-bed house stuck in a time warp with an avocado bathroom, no kitchen and a 4-foot drop out of the kitchen door.  This buy-to-let property is now a home to a man, who is happy to have his children over for the weekend, while he stays close to his family living in the same street.

Past Projects

Daniel’s first major project was a 7-bed grand red brick house in Gloucestershire.  First and foremost, the house needed to be rid of deathwatch beetle.  The kitchen and four bathrooms needed replacing and the entire house received a facelift.

 

Another major project was a full renovation of a 3-bed / 3 reception house with a 1-bed annex.  All fixtures and fittings, including the boiler, were ripped out.  3 years’ labour of love saw this house being transformed into a gorgeous, comfortable family home, including landscaping the 1.5 acre land around it, complete with a lake with an island, a stream running through it and a gazebo to comfortably seat 12.

 

Smaller projects included assisting family members with their home improvements, like building decking, installing a cattle grid, building custom workshops and completely re-lay drainage for a cottage.  Examples of more recent garden projects and building works are also featured below.
